      Abstract
      Jabodetabek menjadi wilayah dengan tingkat backlog rumah tertinggi yang didominasi masyarakat berpenghasilan rendah (MBR). Bank BTN meluncurkan KPR Rent-to-Own (RTO) sebagai salah satu upaya mengurangi tingginya angka backlog. KPR RTO merupakan konsep pemilikan rumah dengan mekanisme sewa dalam jangka waktu tertentu dan memberikan keleluasaan opsi bagi pelanggan di akhir sewa untuk memiliki rumah dengan KPR atau cash. KPR RTO ditargetkan mencapai 1.000 pendaftar namun realisasinya hanya 3 pendaftar. Tujuan penelitian ini adalah mengembangkan produk KPR RTO sesuai dengan keinginan dan permasalahan MBR. Penelitian ini menggunakan metode design thinking untuk menyempurnakan produk KPR RTO berbasis customer oriented. Berdasarkan hasil penelitian, KPR RTO dapat dikembangkan menjadi lebih baik dengan penyediaan daftar rumah yang bisa disewa, berkolaborasi dengan Bank Tanah, penambahan jumlah provider, DP awal 1-5 juta, penambahan layanan kredit sewa, berintegrasi dengan Tapera. Segmentasi konsumen dapat lebih dispesifikkan. Informasi KPR RTO dijelaskan secara gamblang dan disebarkan melalui brosur dan komunitas
       
      Jabodetabek is the region with the highest level of housing backlog, which is dominated by low-income communities (MBR). Bank BTN launches KPR Rent- to-Own (RTO) as in an effort to reduce it. KPR RTO is a concept of home ownership with a rental mechanism for a certain period of time that provides flexibility for customers at the end of the lease to own a home with a KPR or cash. KPR RTO is targeted to reach 1,000 registrants, but the realization is only 3 registrants. The aim of this research is to develop KPR RTO in accordance with MBR's wishes and problems. This research uses the design thinking method to perfect KPR RTO based customer orientation. Based on the research results, KPR RTO can be developed to be better by providing a list of houses that can be rented, collaborating with the Land Bank, adding providers, an initial down payment of 1-5 million, additional rental credit services, and integrating with Tapera. Consumer segmentation can be more specific. RTO KPR information is explained clearly and distributed through brochures and the communit
