dc.description.abstractPertumbuhan hunian indekos mahasiswa di Kawasan Babakan Raya memicu tekanan spasial berupa kepadatan bangunan dan degradasi lingkungan. Penelitian ini bertujuan mengidentifikasi kondisi eksisting permukiman kumuh, memetakan kesesuaian lahan, serta merumuskan strategi penataan kawasan berbasis urban resilience dan ecological settlement. Metode yang digunakan adalah integrasi Sistem Informasi Geografis (SIG) melalui teknik Weighted Overlay untuk analisis multi-kriteria fisik, yang dipadukan dengan pemetaan partisipatif bersama masyarakat. Hasil evaluasi berdasarkan kriteria Permen PUPR No. 14/PRT/M/2018 menetapkan wilayah RW 07 sebagai Kumuh Sedang dengan skor akhir 49. Analisis spasial menunjukkan 100% lahan area terbangun sangat sesuai untuk permukiman, terkecuali zona danau sebagai infrastruktur ekologis. Skenario penataan ulang (redevelopment) diterapkan melalui transformasi hunian horizontal menjadi vertikal 3 lantai dengan estimasi anggaran biaya Rp376.050.057.000. Strategi ini berhasil menekan luas permukiman dari 61,07% menjadi 25,95%, sehingga mampu mengoptimalkan alokasi Ruang Terbuka Hijau (RTH) hingga 30,26% yang berfungsi sebagai area resapan sekaligus ruang evakuasi bencana. Implikasi penelitian ini menyediakan model penataan kawasan transisi lingkar kampus yang adaptif dan inklusif.
dc.description.abstractThe expansion of student housing in Babakan Raya has induced spatial pressure, resulting in high building density and environmental degradation. This study aims to identify the existing conditions of slum settlements, map land suitability, and formulate spatial planning strategies based on urban resilience and ecological settlement principles. The methodology integrates Geographic Information Systems (GIS) using Weighted Overlay for multi-criteria physical analysis, combined with community-based participatory mapping. Based on the Ministry of PUPR Regulation No. 14/PRT/M/2018 parameters, RW 07 is classified as a Moderate Slum with a final score of 49. Spatial analysis indicates that 100% of the built-up land is highly suitable for housing, except for the lake zone which serves as an ecological buffer. The proposed redevelopment scenario introduces a transformation from horizontal housing to 3-story vertical housing, with an estimated budget of IDR 376,050,057,000. This strategy successfully reduces the settlement area from 61.07% to 25.95%, optimizing the Green Open Space (RTH) allocation to 30.26% for water catchment and disaster evacuation spaces. The implication of this study provides an adaptive and inclusive planning model for university-fringe transition zones.
