Industri konstruksi saat ini mempertimbangkan biaya bangunan sepanjang siklus hidupnya, sehingga diperlukan pendekatan yang mampu mengintegrasikan informasi bangunan secara menyeluruh. Penelitian ini bertujuan mengimplementasikan Building Information Modeling (BIM) 6D dalam analisis Life Cycle Cost (LCC) pada gedung yang telah beroperasi. Metode penelitian dilakukan melalui pemodelan BIM 3D menggunakan Autodesk Revit 2026 untuk memperoleh Quantity Take-Off (QTO), kemudian diintegrasikan dengan data Rencana Anggaran Biaya (RAB) dan dianalisis menggunakan metode Present Worth (PW) berdasarkan ISO 15686-5 dengan periode analisis 45 tahun dan discount rate 5%. Hasil penelitian menunjukkan total biaya siklus hidup bangunan sebesar Rp60.059.602.393 yang terdiri dari biaya awal Rp47.320.145.000, biaya operasional dan pemeliharaan Rp10.664.441.893, serta biaya penggantian Rp2.075.015.500. Biaya awal menjadi komponen dominan sebesar 78,79%, diikuti biaya operasional dan pemeliharaan 17,76% serta biaya penggantian 3,45%. Implementasi BIM 6D mampu mengintegrasikan model, kuantitas, dan biaya dalam analisis LCC secara sistematis, serta menunjukkan bahwa biaya operasional dan pemeliharaan tetap berpengaruh signifikan dalam jangka panjang The construction industry currently considers building costs throughout the entire life cycle, requiring an approach capable of integrating building information comprehensively. This study aims to implement 6D Building Information Modeling (BIM) in Life Cycle Cost (LCC) analysis of an operational building. The research method was conducted through 3D BIM modeling using Autodesk Revit 2026 to obtain Quantity Take-Off (QTO) data, which was then integrated with the Budget Plan (BP) data and analyzed using the Present Worth (PW) method based on ISO
15686-5 with a 45-year analysis period and a 5% discount rate. The results showed that the total building life cycle cost amounted to IDR 60,059,602,393, consisting of an initial cost of IDR 47,320,145,000, operation and maintenance costs of IDR 10,664,441,893, and replacement costs of IDR 2,075,015,500. The initial cost became the dominant component at 78.79%, followed by operation and maintenance costs at 17.76% and replacement costs at 3.45%. The implementation of BIM 6D was able to systematically integrate models, quantities, and costs in LCC analysis, while also showing that operation and maintenance costs remain significantly influential in the long term.
