      Analisis Pengaruh Variabel Makroekonomi terhadap Kenaikan Harga Kelompok Rumah di Indonesia dengan Pendekatan VECM

      Abstract
      Kenaikan harga rumah di Indonesia setiap tahunnya selalu menunjukkan tren positif. Hal tersebut dapat terjadi akibat adanya variabel makroekonomi yang dianggap berpengaruh. Untuk itu, penelitian ini bertujuan untuk menganalisis variabel makroekonomi yang menjadi penyebab kenaikan harga rumah di Indonesia. Model yang akan digunakan dalam penelitian ini adalah Vector Error Correction Model atau VECM dengan periode 2003 hingga 2019. Model tersebut digunakan karena model tersebut telah melewati hasil pra-estimasi. Hasil estimasi VECM menunjukkan IHK, SBK dan M1 memengaruhi kenaikan harga kelompok rumah. Hasil respon terhadap guncangan juga menunjukkan guncangan yang dilakukan variabel PDB dan M1 direspon positif oleh variabel kenaikan harga rumah. Hasil FEVD menunjukkan suku bunga KPR menjadi variabel yang berperan cukup penting terhadap kenaikan harga rumah. Pemerintah perlu bekerja sama dengan Bank Indonesia guna mengkaji lebih jauh besaran suku bunga KPR agar dapat dikendalikan, sehingga harga rumah dapat menurun dan berdampak pada peningkatan permintaan terhadap perumahan.
       
      The increase in house prices in Indonesia every year always shows positive trend. This can occur due to macroeconomic variables that are considered influential. Therefore, this study aims to analyze macroeconomic variables that are the cause of rising house prices in Indonesia. The model which used in this study is Vector Error Correction Model or VECM with period 2003 to 2019. The model is used because it has passed the pre-estimated results. VECM’s estimated test results show CPI, SBK and M1 influenced the increase in house group prices. The results of the response to the shock also showed that the shocks made by the GDP variable and M1 responded positively by the variable increase in house prices. FEVD test results show mortgage rate is the most important variable that occur the increasing of house prices. The government needs to work with Bank Indonesia to further review to controlled the amount of mortgage, so it can decrease the house prices and have an impact on increasing demand for housing.
