Studi kelayakan pengelolaan Wana Wisata Kartini Mantingan Kabupaten Rembang Jawa Tengah

Abstract

Forest is a natural resource that has a strategic role. Therefore it has to be optimally managed such as by developing a recreation area. WWKM is one of recreation area in Rembang formerly managed by KPM Mantingan and later managed by KBM JLPL. Revenue and cost have to be pointed out in developing WWKM to determine the business feasibility This study analyze visitor characteristic and analyze WWKM business feasibility. Methods used in this study are calculate and analyze using NPV, BCR, and IRR criteria; calculate the payback period and sensitivity analysis. WWKM visitor’s characteristics are female visitors 53%, visitors from Rembang 45%, visitors with high school educated are 50%, self-employed visitors 32%, visitors with income from Rp 500.000 – Rp 1000.000 are 25%, visitors think that the ticket price is average 44%. Visitors satisfy with existing facilities 54% and visitors expected more game facilities are 38,346%. Based on feasibility analysis and taken from the entire investment with NPV Rp 223.397.974, BCR 1.117 and IRR 16.985% indicate that WWKM was an appropriate business before it was runned by KBM JLPL. It also a valuable business under KBM JLPL management with NPV Rp. 774.737.902, BCR of 1.572 and IRR of 47.697%. In fourth year ( 3 years and 8 months ) this project has refund its investment. This project is more sensitive to income decrease than cost increase. If expense raise to 58% will cause a negative NPV (Rp 11.177.040) and the NPV will down to (Rp 13.274.654) if revenue decrease to 37%.
