Peningkatan jumlah penduduk yang tidak sebanding ketersedian lahan menjadi masalah
bagi masyarakat yang menyebabkan sulit mendapatkan akses pemukiman yang layak.
Tidak hanya itu, urbanisasi juga menjadi tantangan dalam menciptakan pemukiman yang
layak bagi masyarakat. Kondisi ini terjadi di Kota Bogor salah satunya Kecamatan Bogor
Tengah. Tujuan penelitan ini adalah mengetahui tingkat kekumuhan kawasan di Kecamatan
Bogor Tengah, mengidentifikasi prasarana berdasarkan kriteria bangunan, dan membuat
identifikasi lokasi prioritas penanganan pemukiman kumuh. Hasil penilaian pemukiman
kumuh di Kecamatan Bogor tengah yaitu terdapat 10 kelurahan di Kecamatan Bogor
Tengah termasuk dalam kualitas kumuh ringan. Persentase kekumuhan terbesar terdapat
pada Keluruhan Babakan Pasar sebesar 41,97 % dan persentase luasan terkecil yaitu
Kelurahan Ciwaringin sebesar 2,32%. Adapun kondisi bangunan gedung yaitu 60,86%
bangunan tidak teratur, 27,66% bangunan tidak memenuhi persyaratan teknis, dan
kepadatan bangunan tingkat sedang yaitu 60 Unit/Ha. Hasil prioritas penanangan kumuh
berdasarkan pertimbangan lain kondisi gedung. Berdasarkan kondisi gedung maka prioritas
penanganan kumuh di masing-masing kelurahan yaitu Kelurahan Kebonkalapa, Keluruhan
Cibogor, Kelurahan Sempur, Kelurahan Babakan Pasar, dan Kelurahan Paledang. Saran
dalam penelitian ini yaitu pada aspek fisik sarana prasarana dan aspek non fisik. An increase in population that is disproportionate to the availability of land is a
problem for the community which makes it difficult to get access to decent housing. Not
only that, urbanization is also a challenge in creating decent housing for the community.
This condition occurs in Bogor City, one of which is Central Bogor District. The aim of
this research is to determine the level of slum areas in Central Bogor District, identify
infrastructure based on building criteria, and identify priority locations for handling slum
settlements. The results of the assessment of slum settlements in Central Bogor District are
that there are 10 sub-districts in Central Bogor District which are categorized as light slums.
The largest percentage of slums is in Babakan Pasar Village at 41.97% and the smallest
percentage is Ciwaringin Village at 2.32%. The condition of the buildings is that 60.86%
of the buildings are irregular, 27.66% of the buildings do not meet technical requirements,
and the building density is medium level, namely 60 units/ha. The priority results for slum
management are based on other considerations of building conditions. Based on the
condition of the buildings, the priority for handling slums in each sub-district is
Kebonkalapa Subdistrict, Cibogor Subdistrict, Sempur Subdistrict, Babakan Pasar
Subdistrict, and Paledang Subdistrict. The suggestions in this research are on the physical
aspects of infrastructure and non-physical aspects.
