      Analisis Faktor Penyebab Keterlambatan Proyek Instalasi Batu Alam Menggunakan Fault Tree Analysis (Studi Kasus: Proyek XYZ pada PT Prima Setyamakmur Mandiri)

      Abstract
      PT Prima Setyamakmur Mandiri, sebuah perusahaan kontraktor spesialis batu alam, mengalami deviasi waktu yang signifikan pada Proyek XYZ, dengan keterlambatan mencapai 95 hari dari jadwal kontraktual. Penelitian ini bertujuan untuk mengidentifikasi dan menganalisis akar penyebab keterlambatan proyek menggunakan metode Fault Tree Analysis (FTA) pada jalur kritis. Penelitian dilaksanakan pada periode Februari hingga Juli 2025 melalui wawancara mendalam dan penyebaran kuesioner dengan teknik purposive sampling. Hasil penelitian mengungkapkan 28 basic event yang tersebar dalam tiga tahapan utama proyek, yakni persiapan inisiasi dan persiapan, pengadaan material dan produksi, serta instalasi. Faktor penyebab keterlambatan yang paling signifikan meliputi ketidaksiapan area instalasi yang bergantung pada pekerjaan kontraktor lain (probabilitas 16,58%), perubahan desain oleh pemilik proyek (14,04%), dan penumpukan antrean produksi (13,40%). Temuan ini menekankan pentingnya koordinasi lintas pihak dan perencanaan terpadu untuk meminimalkan risiko keterlambatan dalam proyek konstruksi.
       
      PT Prima Setyamakmur Mandiri, a contractor company specializing in natural stone, experienced time deviation in the execution of Project XYZ, with a delay of 95 days from the contractual schedule. This study aimed to identify and analyze the root causes of project delays using the Fault Tree Analysis (FTA) method on the critical path. The research was conducted in the period February to July 2025 through in-depth interviews and distributing questionnaires with purposive sampling technique. The results revealed 28 basic events spread across three main stages of the project, namely initiation and preparation, material procurement and production, and installation. The most significant factors causing delays included the unpreparedness of the installation area that depended on the work of other contractors (16.58% probability), design changes by the project owner (14.04%), and the buildup of production queues (13.40%). These findings emphasize the importance of cross-party coordination and integrated planning to minimize the risk of delays in construction projects.
