      Analisis Kinerja Waktu dan Biaya dengan Menggunakan BIM pada Proyek Pembangunan Hurun Beach Resort Lampung

      Abstract
      Building Information Modeling (BIM) sebagai seperangkat teknologi, proses, dan kebijakan yang seluruh prosesnya berjalan secara kolaborasi dan terintegrasi dalam model digital. Dengan mengunakan BIM, model tiga dimensi terintegrasi dengan penjadwalan dan perhitungan quantity sehingga dapat memaksimalkan kinerja waktu dan juga biaya proyek. Penelitian ini bertujuan untuk melakukan pemodelan 5D pada bangunan Hotel Hurun Beach Resort menggunakan Autodesk Revit dan Autodesk Navisworks. Tujuan lainnya adalah menganalisis kinerja waktu rencana dengan realisasi dan membandingkan biaya konvensional dan biaya BIM 5D. Hasil penelitian kinerja waktu pada pelaksanaan proyek Hurun Beach Resort berdasarkan kurva S terjadi keterlambatan dalam bulan Desember 2020, Januari 2021, April 2021, serta November dan Desember 2021. Keterlambatan terjadi karena perubahan desain atas permintaan owner. Konsekuensinya adalah perpanjangan waktu. Penggunaan BIM dalam penentuan volume lebih efisien untuk menghindari kesalahan perhitungan ganda dibandingkan dengan perhitungan manual atau konvensional. Efisiensi volume pembetonan menggunakan BIM 5D adalah 1,39% dan volume pembesian mencapai 11,02%. Sementara dari segi biaya BIM 5D dapat menekan biaya hingga 7,69%.
       
      Building Information Modeling (BIM) is a set of technologies, processes, and policies where the entire process operates collaboratively and integrated within a digital model. By utilizing BIM, a three-dimensional model is integrated with scheduling and quantity calculations, maximizing project performance in terms of time and cost. This research aims to conduct 5D modeling on the Hurun Beach Resort building using Autodesk Revit and Autodesk Navisworks. Another objective is to analyze the time performance of the planned schedule compared to the actual implementation and compare the costs between conventional methods and 5D BIM. The research results indicate that there were delays in the implementation of the Hurun Beach Resort project based on the S-curve in December 2020, January 2021, April 2021, as well as November and December 2021. These delays occurred due to design changes requested by the owner, resulting in a time extension until February 18, 2023. The use of BIM in determining volumes is more efficient to avoid double calculations compared to manual or conventional methods. The efficiency of concrete volume using 5D BIM is 1.39%, and the reinforcement volume reaches 11.02%. In terms of cost, BIM 5D can reduce costs by up to 7.69%.
