dc.description.abstractAlun-Alun Kota Bogor merupakan hasil revitalisasi dari Taman Topi yang berlokasi di Kecamatan Bogor Tengah, Kota Bogor. Pemerintah Kota Bogor melakukan revitalisasi tersebut dengan tujuan memperkuat fungsi ruang terbuka publik sekaligus mendorong pertumbuhan ekonomi di kawasan tersebut. Kondisi ini secara tidak langsung memberikan dampak terhadap masyarakat, terutama bagi pelaku usaha yang berada di lingkungan sekitarnya. Penelitian bertujuan untuk: (1) mengidentifikasi dampak dari keberadaan Alun-Alun Kota Bogor terhadap pelaku usaha di area sekitar; (2) menganalisis faktor-faktor yang memengaruhi harga sewa lahan properti komersial di sekitar Alun-Alun Kota Bogor; serta (3) mengestimasi nilai ekonomi keberadaan Alun-Alun Kota Bogor. Metode yang digunakan mencakup deskriptif kualitatif dan hedonic price method. Hasil penelitian menunjukkan bahwa: (1) persepsi pelaku usaha di sekitar Alun-Alun Kota Bogor pada umumnya menilai aspek lingkungan sudah baik. Namun, pada aspek ekonomi dan sosial, dampaknya belum dirasakan secara merata dan masih dinilai cukup baik oleh sebagian pelaku usaha; (2) faktor-faktor yang memengaruhi harga sewa bangunan di sekitar alun-alun adalah luas bangunan, jarak ke alun-alun, besaran daya listrik, dan status kepemilikan tanah; serta (3) nilai ekonomi alun-alun mencapai Rp95.965,06 per meter persegi per tahun.-
dc.description.abstractBogor City Square is the result of the revitalization of Taman Topi, located in Central Bogor Sub-district, Bogor City. The Bogor City Government carried out this revitalization with the aim of strengthening the function of public open spaces while encouraging economic growth in the area. This situation indirectly has an impact on the community, especially for businesses located in the surrounding area. The objectives of this study are: (1) to identify the impact of Bogor City Square on businesses in the surrounding area; (2) to analyze the factors that influence commercial property rental prices around Bogor City Square; and (3) to estimate the economic value of Bogor City Square. The methods used include qualitative descriptive and hedonic price methods. The results of the study show that: (1) business actors around Bogor City Square generally consider the environmental aspects to be good. However, in terms of economic and social aspects, the impact has not been felt evenly and is still considered quite good by some business actors; (2) factors that influence building rental prices around the square are building area, distance to square, electricity capacity, and land ownership status; and (3) economic value of the square reaches IDR Rp95.965,06 per square meter per year.-
