| Abstract: | Pertumbuhan kawasan hunian vertikal di Jakarta Timur menuntut perencanaan Ruang Terbuka Hijau (RTH) privat yang mampu menjaga kualitas lingkungan. Penelitian ini bertujuan memetakan kondisi eksisting, menghitung kebutuhan oksigen dan air bersih, serta merumuskan strategi perencanaan RTH pada Rusunawa Jatinegara Barat dan Rusunami Samawa Pondok Kelapa. Metode penelitian meliputi inventarisasi tapak, survei, penyebaran kuesioner, perhitungan kebutuhan oksigen dan air bersih, serta analisis Temperature Humidity Index (THI). Hasil penelitian menunjukkan bahwa kebutuhan oksigen penghuni di Rusunawa Jatinegara Barat sebesar 1.900,8 kg/hari dan di Rusunami Samawa Pondok Kelapa 2.695,68 kg/hari. Sementara itu, jika ditambahkan kebutuhan oksigen kendaraan dan kompor, totalnya mencapai 9.340,99 kg/hari dan 14.393,71 kg/hari. Vegetasi eksisting hanya mampu menyuplai 2.414,1 kg/hari di Rusunawa Jatinegara Barat dan 2.715,97 kg/hari di Rusunami Samawa. Melalui perencanaan planting plan dengan penambahan pohon Angsana (Pterocarpus indicus), Ketapang Kencana (Terminalia mantaly), Tanjung (Mimusops elengi), semak Pucuk Merah (Syzygium myrtifolium), Rumput Gajah (Pennisetum purpureum), dan Rumput Jepang (Zoysia japonica), maka estimasi suplai oksigen meningkat menjadi 2.414,10 kg/hari untuk Rusunawa Jatinegara Barat dan 2.715,97 kg/hari untuk Rusunami Samawa Pondok Kelapa. Peningkatan menyatakan bahwa mencukupi kebutuhan oksigen dasar berdasarkan penghuni per jiwa, namun masih memerlukan perencanaan strategi lanjutan untuk menutup konsumsi oksigen kendaraan dan kompor. Luas lahan terbangun Rusunawa Jatinegara Barat tercatat 7.460 m², dengan lahan tidak terbangun 1.634,8 m². Sedangkan Rusunami Samawa Pondok Kelapa memiliki lahan terbangun 6.126 m² dan lahan tidak terbangun 2.017 m². Hasil perhitungan kebutuhan RTH ideal untuk mendukung air bersih dan daya resap lahan menunjukkan kebutuhan 45,5 Ha di Rusunawa Jatinegara Barat dan 24,9 Ha di Rusunami Samawa Pondok Kelapa. Nilai ini masih jauh di atas luas aktual RTH privat yang hanya 0,08 Ha dan 0,16 Ha. Nilai THI di rusunami Jatinegara Barat sebesar 27,06 dan di rusunami Samawa Pondok Kelapa 27,17, menunjukkan kondisi hangat hingga panas, sehingga diperlukan penambahan pohon peneduh, jalur hijau ventilasi silang, dan penerapan sistem konservasi air. Temuan baru penelitian ini adalah penghitungan terpadu kebutuhan oksigen dan air bersih berbasis vegetasi sebagai dasar perencanaan lanskap RTH privat hunian vertikal. Hasil ini diharapkan menjadi acuan penataan tapak dan tata hijaunya untuk mendukung hunian vertikal yang hijau dan berkelanjutan. The growth of vertical residential areas in East Jakarta demands the planning of private Green Open Spaces (GOS) that can maintain environmental quality. This study aims to map existing conditions, calculate oxygen and clean water needs, and formulate GOS planning strategies for Rusunawa Jatinegara Barat and Rusunami Samawa Pondok Kelapa. The research methods include site inventory, surveys, questionnaire distribution, calculation of oxygen and clean water needs, and Temperature Humidity Index (THI) analysis. The results show that the oxygen needs of residents in Rusunawa Jatinegara Barat are 1,900.8 kg/day and in Rusunami Samawa Pondok Kelapa 2,695.68 kg/day. Meanwhile, if the oxygen needs of vehicles and stoves are added, the total reaches 9,340.99 kg/day and 14,393.71 kg/day, respectively. Existing vegetation is only able to supply 2,414.1 kg/day in Rusunawa Jatinegara Barat and 2,715.97 kg/day in Rusunami Samawa. Through the planning of planting plan with the addition of Angsana trees (Pterocarpus indicus), Ketapang Kencana (Terminalia mantaly), Tanjung (Mimusops elengi), Pucuk Merah (Syzygium myrtifolium) bushes, Elephant Grass (Pennisetum purpureum), and Japanese Grass (Zoysia japonica), the estimated oxygen supply increased to 2,414.10 kg/day for Rusunawa Jatinegara Barat and 2,715.97 kg/day for Rusunami Samawa Pondok Kelapa. The increase stated that it met the basic oxygen needs based on occupants per person, but still requires further strategic planning to cover oxygen consumption of vehicles and stoves. The built-up land area of Rusunawa Jatinegara Barat was recorded at 7,460m², with unbuilt land of 1,634.8m². Meanwhile, Rusunami Samawa Pondok Kelapa has a built-up land of 6,126m² and an unbuilt land of 2,017m². The calculation results of the ideal green open space requirement to support clean water and land absorption capacity indicate a need for 45.5 hectares in the Jatinegara Barat Rusunawa and 24.9 hectares in the Samawa Pondok Kelapa Rusunami. This value is still far above the actual area of private green open space which is only 0.08 hectares and 0.16 hectares. The THI value in the Jatinegara Barat Rusunami is 27.06 and in the Samawa Pondok Kelapa Rusunami 27.17, indicating warm to hot conditions, so that the addition of shade trees, cross-ventilation green paths, and the implementation of a water conservation system are needed. The new finding of this study is an integrated calculation of oxygen and clean water requirements based on vegetation as the basis for planning the green open space landscape for private vertical housing. These results are expected to be a reference for site arrangement and green planning to support green and sustainable vertical housing. |
