Abstract: Industri minuman siap minum, terutama minuman fungsional memiliki potensi pasar yang besar. Untuk menangkap potensi pasar tersebut, IPB University melalui Science Techno Park IPB mendirikan Gedung Teaching Industry untuk menyiapkan faktor produksi bagi produk inovasi IPB. Penelitian ini bertujuan untuk melihat kelayakan Teaching Industry STP IPB, serta melihat faktor yang memengaruhi kelayakannya. Ditemukan bahwa Teaching Industry STP IPB layak untuk dijalankan karena memiliki potensi pasar yang kuat, faktor produksi yang baik, dasar hukum yang kuat, manajemen sumber daya manusia dan keuangan yang baik, dampak yang positif bagi lingkungan, serta memiliki kelayakan finansial yang kuat yang tercermin pada nilai NPV positif, IRR yang lebih besar dibandingkan dengan discount rate, Payback Period dan Discounted Payback Period yang singkat, serta nilai Net dan Gross Benefit/Cost Ratio di atas 1. Teaching Industry sensitif penurunan penjualan AMDK, Team On, Leturind, dan Lemonaria, serta kenaikan harga gula, ekstrak lemon, kolagen, botol, dan preform. Teaching Industry dapat mencapai nilai kelayakan terbaik pada saat memproduksi AMDK 600ml.
Beverage Industry, especially functional ready-to-drink beverage, has great market potential. To capture that market potential, IPB University via its Science Techno Park develops a facility to support product development called Teaching Industry. This research aims to analyze the feasibility of Teaching Industry and the factors that affects it. It is found that Teaching Industry is a feasible project as it has a strong market potential, the neccesary means of production, strong legal foundation, a good human resource and financial management, positive impact on its environment, and is financially feasible with a Positive Net Present Value, Internal Rate of Return higher than its Discount Factor, a short Payback Period and Discounted PP, and a Net and Gross Benefit/Cost Ratio higher than 1. It is found that Teaching Industry is sensitive towards the decrease of sales in Botani Mineral Water, Team On, Leturind, and Lemonaria, and the price increase of sugar, lemon extract, collagen, mineral water bottle, and bottle preform. Teaching Industry is able to obtain its best feasibility when it starts to produce 600ml variation of its mineral water.
