Abstract: | Home ownership for low-income communities is not easy and requires government support through various housing development programs. The government needs to pay attention to the home ownership preferences of low- income communities in order to meet housing needs. This study aims to identify the home ownership preferences of low-income communities, taking the study area in the Province of Daerah Khusus Jakarta. These preferences are identified using conjoint analysis by examining five factors house price, location, type of house, building size, and transportation costs. The results of the study show that, in general, respondents prefer a price range of IDR 185,000,000 to IDR 250,000,000, a central city location, low-rise housing types, a building size of 45m2, and transportation costs above IDR 100,000. The type of housing is the most important factor in assessing or purchasing a house (23.313%), followed by price (21.812%), location (20.653%), building size (20.233%), and transportation costs (13.990%). The correlation value using Pearson's r method is 0.975 and using Kendall's Tau method is 0.816, indicating that respondent’s preferences can be accepted to describe their home ownership preferences with a significant value. Kepemilikan rumah bagi masyarakat berpenghasilan rendah merupakan hal yang tidak mudah, butuh dukungan dari pemerintah melalui berbagai program penyediaan perumahan. Penelitian ini bertujuan untuk mengidentifikasi preferensi kepemilikan rumah bagi masyarakat berpenghasilan rendah yang mengambil daerah studi di Provinsi Daerah Khusus Jakarta. Preferensi ini diidentifikasi dengan menggunakan analisis konjoin dengan melihat lima faktor yaitu harga, lokasi, jenis rumah, luas bangunan dan biaya transportasi. Hasil penelitian menunjukkan bahwa secara umum responden memilih rentang harga Rp185-250 juta dengan lokasi di tengah kota, jenis rumah gedung rendah, luas bangunan 45m2 dan biaya transportasi di atas Rp100.000,-. Faktor jenis rumah merupakan faktor terpenting dalam menilai atau membeli sebuah rumah (23.313%) kemudian diikuti oleh faktor harga (21,812%) kemudian faktor lokasi (20,653%), luas bangunan (20,233%), dan biaya transport (13,990%). Nilai korelasi dengan metode Person’s r sebesar 0,975 dan dengan metode Kendall’s Tau sebesar 0,816 menyatakan bahwa preferensi responden bisa diterima untuk menggambarkan preferensi kepemilikan rumah dengan nilai signifikan. |
