      Analisis pengaruh instrumen moneter syariah dan konvensional terhadap penyaluran dana ke sektor properti di indonesia

      Abstract
      Penelitian ini menganalisis pengaruh instrumen moneter syariah dan konvensional terhadap penyaluran dana ke sektor properti melalui perbankan syariah dan konvensional dari Januari 2008 hingga Desember 2013 dengan menggunakan metode VAR/VECM yang dianalisis melalui Impulse Response Function (IRF) dan Forecast Error Variance Decomposition (FEVD). Hasil penelitian menunjukkan instrumen moneter konvensional yang diwakili oleh suku bunga SBI dan instrumen moneter syariah yang diwakili oleh SBIS secara signifikan berpengaruh negatif terhadap pembiayaan properti baik melalui perbankan syariah maupun perbankan konvensional. Berdasarkan hasil simulasi IRF guncangan moneter akan berpengaruh dengan cepat pada pembiayaan Properti dari perbankan syariah dan kredit Properti dari perbankan konvensional. Akan tetapi, kredit Properti dari perbankan konvensional akan lebih cepat stabil dibandingkan dengan pembiayaan Properti dari perbankan syariah. Berdasarkan hasil FEVD, SBI dan SBIS memiliki pengaruh yang besar pada jalur pembiayaan perbankan syariah dan memiliki pengaruh yang kecil pada jalur kredit perbankan konvensional. Hal ini mengindikasikan peran SBI yang semakin tidak efektif dalam transmisi moneter melalui jalur kredit dan peran SBIS yang semakin signifikan dalam transmisi moneter melalui jalur pembiayaan.
       
      This study analyse the impact of Islamic and Conventional Monetary Instruments towards property funding held by Islamic and Conventional Banking from January 2008 to December 2013 using VAR/VECM which analysed through Impulse Response Function (IRF) and Forecast Error Variance Decomposition (FEVD). The result shows Conventional Monetary Instruments which represented by interest rate of SBI and Islamic Monetary Instruments which represented by fee of SBIS significantly affect to property funding negatively, which held by both Islamic and Conventional Banking. As the result of IRF simulation, monetary shocks can affect rapidly on property funding from Islamic and conventional Banking. Despite, property funding from Conventional Banking will be more stable than Islamic Banking. SBI and SBIS are more likely affect to property funding held by islamic banking than conventional banking, according to the result of FEVD. The result indicates that the significant role of SBIS is more effective to monetary transmission through funding than the role of SBI
