      Abstract
      Land is an important factor of life to support food production, to balance ecology, and to ensure settlement, industry, and other facilities development. The increasing demand of land lift up its value following economic principle. Alongside land use patterns also influence land value which consequently each land use has a different value and price. The existence of Bogor Agricultural University in Dramaga Subdistrict is estimated influencing land price formation in surrounding the area. This research aims to analyze spatial distribution of land taxation in Dramaga District, to configure spatial distribution of land use in Dramaga District, to map and to analyze the spatial distribution of regional growth in Dramaga District, and to discover the effect of land taxation and the existence of Bogor Agricultural University as an education center to land price formation in Dramaga Subdistrict. In this research, we utilised Moran index, spatial analysis, simple hierarchy analysis, and multivariate regression. Moran index of land taxation shows that spatial distribution in the early observation (2006-2008) tended to cluster, but at the end of year (2009) it was likely to scatter. There was an indication that the higher value of land tax, than the smaller number of plots. The statistic G shows that land fragmentation was significantly clustered at certain location. The spatial pattern of paddy field distribution was more centered with Moran Index at 0,192 compared to residential land use with Moran Index about 0,045 in 2010. From G statistic test, the most developed village was at kampongs of Babakan Village and Dramaga Village. Then the result of multiple regression analysis shows that significant determinants of land price at 95% confidential interval were land area, land and building tax, eucledian distance to Bogor Agricultural University, and elevation.
