The purpose of this research is to know to what extent does agricultural land
transfer has occurred, according to their position from the centers of Kecamatan,
Municipality, Economic Activities, and Port of Bitung; land rent of industry and real
estate whose location used to be agricultural land; and farmers' view point about
agricultural land transfer.
Methods used in this research are purposive sampling method to determine
location and the number of farmers to be interviewed and Spearman Rank Correlation
(r,) to determine correlation among the size of land transferred and the centers of
Kecamatan, Municipality, economic activities, and Port of Bitung.
Secondary data were taken from several offices such as Badan Pertanahan
Nasional Kotamadya Bitung (National Land Agency) and Kantor Statistik
Kotamadya Bitung (Statistical Office) while primary data were found directly from a
manufacturing industry, a real estate, and 30 farmers in Makawidey.
This research found that there are no significant correlation between the size
of agricultural land that has been transferred and the centers of Kecamatan,
Municipality, economic activities, and Port of Bitung (the values of r, are 0,2; -0,23;
-0,34; and -0,35 respectively).
Land transferred to other uses as houses and industrial location increased land
rent. The profit of coconut crop is Rp 850.000,- to Rp 1.637.300,-/ha/year compared
to Rp 80.542.000,- to Rp 86.533.750,-/ha for real estate use, and Rp 12.147.750,-/ha
to Rp 1.932.817.800,-/ha for industrial uses.
Finally, 60 percent of respondent farmers said that they won't sell their land
meanwhile the rest said yes if the price is good.
