Tourism destinations in Depok have not been integrated yet. Visitors have to go to several places to have certain tourism activities. Based on this, a tourism site with a concept of one stop recreation area is created and develop on conservation base, expecting that the action can have multiple positive effects. Two scenarios of development is set, free and charged area. The purpose of the assessment is to find out the perception of the community on tourism development, investement cost, how much the community is willing to pay if it’s charged (Willingness to Pay/WTP value), investement suitability as well as the strategy that needs to be applied in the development. The result shows that most participants agree on the development plan. Financial analysis result says that the building of infrastructure and tourist attractions cost Rp. 6.045 billion. Most of 51 % of participants is willing to spend if it’s charged with the amount of WTP value is Rp. 7.309,52/person. The development is also financially proper, indicated by the value of IRR greater than discount factor, positive NPV value, B/C ratio greater than one and return on investment is within the plan period. Nevertheless, an amount of visitors has to be maintained very well to remain financially proper caused if it happen it can make return on investement passed than plan period. The assessment result in a few development strategy : socialization through social program to shareholders and tourism promo of Situ Pengasinan; empowering the community through the cultural and local tradition conservation program, economically increasing income level through expansion of small-tomedium bussiness and product competitiveness; investor through the building program of infrastructure in the tourism area; infrastructure through the enhancement of transportation service and ecologycal management; institutional policy or support through the enhancement program of intitutional support.
