      Abstract
      Generasi milenial di Jabodetabek membutuhkan rumah yang sesuai dengan kebutuhan dan preferensi mereka. Tingginya backlog perumahan menjadi salah satu tantangan utama yang menghambat generasi milenial dalam kepemilikan rumah. Menanggapi kondisi tersebut, Perumnas Samesta Dramaga Bogor berencana mengembangkan produk perumahan yang sesuai dengan generasi milenial sebagai target pasar utama. Penelitian ini bertujuan mengidentifikasi karakteristik responden generasi milenial, menganalisis preferensi dalam membeli rumah, serta merumuskan implikasi manajerial bagi Perumnas Samesta Dramaga Bogor. Analisis konjoin digunakan untuk mengetahui preferensi terhadap atribut rumah, yaitu desain, luas bangunan, skema pembayaran, harga, dan aksesibilitas. Hasil penelitian menunjukkan desain Scandinavian sebagai desain yang paling disukai, dengan luas bangunan ideal 36 m². Responden lebih memilih pembayaran tunai dan KPR Syariah dibanding KPR Konvensional. Harga rumah dalam kisaran Rp200–Rp300 juta menjadi pilihan utama. Aksesibilitas dekat rumah sakit dan transportasi umum juga menjadi faktor penting. Temuan ini dapat menjadi dasar bagi Perumnas Samesta Dramaga Bogor dalam pengembangan produk yang sesuai preferensi generasi milenial di Jabodetabek.
       
      The millennial generation in Jabodetabek need houses that meet their needs and preferences. The high housing backlog is one of the main challenges hindering millennials from achieving homeownership. In response to this, Perumnas Samesta Dramaga Bogor plans to develop housing products tailored to millennials as the primary target market. This study aims to identify the characteristics of millennial respondents, analyze their preferences in house buying, and formulate managerial implications for Perumnas Samesta Dramaga Bogor. Conjoint analysis is used to assess preferences regarding housing attributes, such as design, building size, payment schemes, price, and accessibility. The results show that the Scandinavian design is the most preferred, with an ideal building size of 36 m². Respondents prefer cash payments and Sharia-compliant mortgages over conventional mortgages. House prices in the range of IDR 200–300 million are the most favored. Accessibility to hospitals and public transportation also plays an important role. These findings can serve as a basis for Perumnas Samesta Dramaga Bogor in developing products that align with the preferences of millennials in Jabodetabek.
