      Faktor-Faktor yang Memengaruhi Minat Generasi Milenial dan Zilenial di Indonesia terhadap Pembiayaan Pemilikan Rumah Syariah

      Abstract
      Peningkatan jumlah penduduk Indonesia yang didominasi oleh generasi Milenial dan Zilenial tidak diimbangi dengan peningkatan ketersediaan rumah. Hal ini menyebabkan terjadinya kesenjangan antara ketersediaan rumah dan jumlah rumah yang dibutuhkan (backlog). Kenaikan harga rumah membuat generasi Milenial dan Zilenial semakin sulit untuk membeli rumah secara tunai, sehingga Kredit Pemilikan Rumah (KPR) hadir sebagai solusi untuk membeli rumah secara angsuran. Meskipun mayoritas penduduk Indonesia beragama Islam, pangsa pasar PPR syariah masih tergolong rendah dibandingkan dengan KPR konvensional. Penelitian ini bertujuan untuk mengidentifikasi karakteristik generasi Milenial dan Zilenial di Indonesia melalui analisis deskriptif dan menganalisis faktor-faktor yang memengaruhi minat generasi Milenial dan Zilenial terhadap produk PPR Syariah dengan menggunakan metode SEM-PLS. Hasil penelitian menunjukkan bahwa faktor-faktor yang secara signifikan memengaruhi minat generasi Milenial dan Zilenial dalam memilih PPR Syariah adalah religiositas, sikap, norma subjektif, kontrol perilaku, dan pendapatan.
       
      The increase in Indonesia's population, predominantly consisting of Millennials and Zillenials, it has not been matched by a corresponding increase in the availability of housing. This has resulted in a gap between the availability of houses and the number of houses needed (backlog). Rising house prices have made it increasingly difficult for Millennials and Zillenials to purchase homes with cash, making home financing is a solution for buying homes in installments. Despite the fact that the majority of Indonesia's population is Muslim, the market share of Islamic home financing remains relatively low compared to conventional home financing. This study aims to identify the characteristics of Millennials and Zillenials in Indonesia through descriptive analysis and to analyze the factors influencing their interest in Islamic Home Financing products using the SEM-PLS method. The results of the study show that the factors significantly influencing Millennials' and Zillenials' interest in choosing Islamic Home Financing are religiosity, attitude, subjective norms, behavioral control, and income.
