The Green BSD is one of residential that has a concept of green living. House prices offered is the value of the characteristics of the housing itself. The presence of a green residential area which emphasizes aspects of green open space is able to add value to the house so that makes its price higher. Research objectives of this study were to identify community perceptions in assessing the aspect of the existence of green open space as seen from its presence either in public or private around the houses, identification of factors that affect the price of the house and the analysis of the effect of green space on house prices, and estimates the economic value of ecosystem services of green open space. The method used in this study is a descriptive analysis and hedonic price method. The result showed that respondents have good perceptions about the presence of public green open space and private green open space located around housing. Based on the results of the double log regression analysis, the factors that affect the price of the house that is the distance to the place of worship, public park distance to the house, spacious yard, and a number of house windows. The economic value of green space is IDR 243.103.448,8. This value is the willingness and ability of people to make opportunity to get the benefits of green space that is represented in house prices.
