| dc.description.abstract | This study aims to characterize housing that growth in urban and rural areas of Tangerang regions. Sprawling is one of the major driving forces of land-use/land-cover change in the Jakarta Metropolitan Areas. The sprawl defines as situation of unauthorized and unplanned development, normally at the fringe areas of cities, especially haphazard construction of homestead, commercial areas, industrial areas and other non-conforming land-uses. It is along the major lines of communications or roads adjacent to city boundaries. The forms of sprawl in Jakarta Metropolitan Areas are pre dominated by unplanned housing development. In this paper we identify factors to determinate four built up area pattern in Tangerang. The research was conducted from June to September 2011. Various methods were employed to characterize the residential growth. Administrative boundaries and physical growth used to classify four category residential patterns. Box plot and t-test were applied to describe four typologies based on several assumed important variables. Factor analysis and discriminant analysis were utilized to characterize the residential pattern. The result shows that sprawl phenomenon was not only found in periphery but also could be found in either urban and rural area. There were six significant factors discriminating spatial pattern of residential development i.e.; land uses, spontaneous development, accessibility, population, facilities and industrial development. Administrative status did not dictate empirical land use pattern, whether being urban or rural one. | en |
